VMJR Companies Earns Build Now-NY Grant
Local builder/developer VMJR Companies, headquartered in Glens Falls, will receive $97,500 in matching funds from NY State's Build Now-NY initiative for its latest project, the Quaker Ridge Technology Park.

"It's a dollar-for-dollar spend," explained Vic Macri, president of VMJR Companies and its two subsidiaries: Adirondack Construction and Sweet Constructors (formerly Sweet Associates). "Our agreement with the state is such that we will be reimbursed for every dollar we spend in preparing the site to be shovel ready up to $97,500. We are already in the process of getting the environmental and archeological evaluations done, and expect to break ground in the spring of 2007 on the retail part of the development."

The 86-acre property is located off Quaker Road, just north of the Dix Avenue intersection, near Sportline Honda Power Products. The parcel contains 65 acres that are "build-able" with no impact from wetlands or other issues. VMJR plans to attract high-tech occupants, such as a data center, by providing an integrated infrastructure on the property.

"We're taking a very modern approach to this industrial park, recognizing that the people who work there will need a variety of services within walking or bicycling distance," explained Macri. "Our plan calls for a mixture of retail shops positioned along the Quaker Road side of the property, such as restaurants, a bank, dry cleaners and other services, as well as a big-box retailer. The high-tech, light industrial occupants will be located behind the retail service area."

"Ultimately, we're looking to put in a lot of the services that are really lacking on this side of town," said Macri, who describes the retail side of the project as the kind of upscale shops and services that higher-paid tech workers are looking for. Its proximity to the airport should also make it an attractive site.

"While I'd like to market the data center concept because I think there's a need for it, we're not going to be restrictive in any way, and we welcome any interest," continued Macri. "I think the timing is right for a comprehensive approach like this. For example, the commitment Advanced Micros is making at Luther Forest will spawn the need for a variety of ancillary and support businesses. Quaker Ridge Technology Park could be the perfect fit."
